Construction Estimator – High-End Residential Construction

Lead the bidding and estimating process for architecturally significant luxury homes ranging from $1M to $30M+. Develop conceptual budgets at Pre-Construction, Schematic Design, Design Development, and Construction Documents phases. Produce detailed scopes of work, perform material and labor takeoffs, and review drawings for constructability. Negotiate pricing with subcontractors and suppliers, support procurement and change order management. Maintain historical pricing databases and implement tools to streamline estimating workflows. Required: 5+ years in luxury residential estimating, proficiency with Bluebeam, Revit, Procore, PlanSwift, CAD, Smartsheets, Excel; strong communication and organizational skills; on-site experience preferred.
